We start with a site visit to understand your needs and what you want to use your Garden Room for. This will include a detailed discussion (hopefully over a cuppa) about the proposed use of your Garden Room, including your needs for electrical and other services, what the planning and building control requirements might be, and discussion about where best to position the building.
We want you to be happy in your new Garden Room. This means that we will work with you to design a Garden Building that meets your needs for day to day use, and include the features you want to incorporate to make your garden sanctuary truly your own. We will not commence work without your agreement on final design.
If your new Garden Room needs either or both of planning approval or building control, we will assist in applying for these to make your dream a reality as quickly and as smoothly as possible. We will aim to build your project within permitted development guidelines wherever possible, but there may be circumstances where for example your Garden Building will be used as an occasional bedroom or the design means this is not possible.
Maple Garden Rooms are built as sustainably as possible. All timber used in the construction of our rooms is either FSC or PEFC certified. Other materials will be responsibly sourced, and where possible will contain recycled materials. Where possible, we will aim to use modern technologies such as ground screws for the base of your Garden Room, which will remove the need for concrete bases to be dug out and laid. This reduces the impact on the environment, speeds up installation time, and most importanlty, reduces the disruption to your lives as much as possible.
We aim to do as much of the construction of your Garden Room as possible offsite, to minimise the time onsite and disruption to your day to day lives. Pre-made panels will be produced in our production facility, and then assembled in your chosen location. This ensures we can control the quality of the finished product better than might be achieved onsite.
Maple Garden Rooms are built using a timber frame, which is then insulated with extruded polystyrene insulation between the timbers and on the floor and roof. A layer is added across the top of the timbers of the walls to prevent thermal bridging. On the outside, we add a layer of weatherproof fabric, before fixing the doors, windows and cladding of your choice. .
Once weatherproofed and insulated, 12mm OSB boards are fixed over the top of the insulation on the inside of the Garden Room. This gives a solid fixing point for the plasterboard and allows for the easy hanging of pictures and shelves without worrying about finding timber studs in the walls. Outside, your choice of cladding will be fixed, while inside, the room will be plastered before skirtings and archetraves are fitted prior to painting. Electrical and other services will be completed, and when you are completely satisfied with your Garden Room, the keys will be handed over for you to enjoy your new space. We will aim to minimise the disruption to your daily life as much as possible at every step of the way.
